Industrial Estate

It has been a common trend in the past few decades to refurbish old industrial structures into contemporary residential spaces. The ‘Industrial Estate’ plays onto this design approach through several technical and geometric features in a ground-up new large-scale residence. All bearing walls are constructed from internally insulated exposed CMU (Concrete Masonry Units), creating instantly an industrial atmosphere on the exterior and interior since no additional finish or surface insulation is required – even in colder climates. A low-slope metal roof with internal gutters delivers longevity while giving the appearance of an industrial-style flat roof from the ground level near the building. This design language is further enhanced through the strict geometric layout of spaces, following a classic square grid throughout, which does not only determine the plan but equally the elevations of this building, including several internal second-floor terraces as protected exterior spaces. Partial walls on the exterior invoke an ambiance of an industrial ruin and/or strict functionality, depending on the angle viewed from. In this fashion, a traditional greenhouse, shaded ground-level terraces, and an extended terrace with integrated fire pit are incorporated into the overall layout. An extensive indoor-pool hall is attached via a hallway linkage. This pool area features a central full-story waterfall, an open ‘rain-shower’ room (reached via a bridge across the main pool), as well as private changing rooms, a kitchenette, and an integrated entertainment area. The main building features two large open partially double-height areas: a spacious family kitchen with semi-detached formal dining area and a two-level common area with a more traditional assembly area and a semi-enclosed media/entertainment space. The second level is reached through an open linear stair in a central hall. Multiple suites feature walk-in closets and individual bathrooms, while the master suite includes additional storage rooms and a fitness center.
